How We Are Compensated
Developer Commission (Standard)
For most transactions, we receive a commission from the developer or seller (typically 2–5% of the purchase price, paid upon completion). This is standard practice in Dubai real estate and is disclosed in the SPA.
Advisory Retainer (Optional)
For clients who prefer fully independent advice with no developer-side commission, we offer a fixed-fee advisory retainer. Fees are agreed in writing before engagement begins.
Referral Arrangements
In some cases, we receive referral fees from service providers (mortgage brokers, property managers, conveyancers). Where this applies, we will disclose it to you in writing before making any introduction.
Incentives from Developers
Developers sometimes offer bonuses, commissions, or marketing incentives to agents who promote their projects. We disclose any developer-specific financial incentive that exceeds standard market commission when it may influence the advice we provide.
How We Manage Conflicts of Interest
- We present a shortlist from multiple developers and project types — not only those paying enhanced commission.
- We present base-case and downside scenarios for every recommendation, not just the upside.
- Where we have a material financial interest in a specific transaction, we will tell you in writing.
