We take a structured, risk-first approach to Dubai real estate advisory. Here is our full process — from first contact to post-completion.
Discovery Call
A 30-minute conversation to understand your financial position, goals, timeline, and risk tolerance. We ask the questions a good advisor should ask — not a salesperson.
Investor Profiling
We map your profile against current market conditions: budget, preferred property type, geographic focus, liquidity needs, and acceptable downside scenarios.
Shortlist & Research
We prepare a curated shortlist of 3–5 options with base-case and downside scenarios — not just the upside. Sourced from DLD, CBRE, Knight Frank, and direct developer channels.
Due Diligence
We verify: Trakheesi permits, DLD escrow accounts (off-plan), developer track record, title deed searches, service charge history, and completion risk. Every concern is flagged in writing.
Offer & Negotiation
We prepare and submit offers, negotiate terms, and review the Memorandum of Understanding (MOU) or Sales Purchase Agreement (SPA) with you before you sign anything.
Transaction & Completion
We coordinate with DLD, the developer, mortgage brokers (if applicable), and conveyancing. We attend the NOC process and transfer with you, or on your behalf.
Post-Completion
We introduce you to property management, help set rental pricing based on market data, and provide semi-annual portfolio reviews on request.
