⚠ Market Volatility & Price Correction

Dubai property prices have experienced significant cycles of appreciation and correction. Prices can fall as well as rise. A property purchased today may be worth less in 1, 3, or 5 years. We do not predict future prices and do not make price guarantees.

⚠ Oversupply Risk

Dubai has historically experienced periods of oversupply in certain segments and locations. An oversupplied market can suppress rental yields and capital values. We analyse current supply pipelines, but supply forecasts are inherently uncertain.

⚠ Off-Plan Delivery Risk

Off-plan properties carry the risk that the developer delays completion, changes specifications, or — in extreme cases — defaults. While DLD escrow requirements provide some protection, delays of 12–36+ months are not uncommon. We conduct developer track-record due diligence, but past performance does not guarantee on-time delivery.

⚠ Exit Liquidity Risk

Real estate is an illiquid asset class. There is no guarantee you will be able to sell at the price you paid, at the time you wish to sell, or at all in adverse market conditions. Off-plan resale prior to handover may be restricted by developer terms and DLD rules.

⚠ Ongoing Costs (Often Underestimated)

  • Service charges: AED 10–30+ per sqft per year depending on community.
  • Property management: typically 5–10% of annual rent.
  • Maintenance & fit-out: variable, often overlooked in early projections.
  • DEWA, insurance, and other utilities.
  • Vacancy periods: a property is not guaranteed to be tenanted at all times.

These costs directly reduce net yield. Always model with them included, not excluded.

⚠ Regulatory & Currency Risk

UAE regulations governing foreign property ownership, visa requirements, and RERA rules may change. For investors transacting in non-AED currencies, exchange rate movements affect the effective AED-denominated return.

⚠ Mortgage & Interest Rate Risk

Investors using mortgage finance are exposed to interest rate changes, which directly affect repayment costs and net yield. Mortgage approval is not guaranteed and terms may change between application and completion.
